Colombia’s investor visa: property threshold, evidence and open questions

Updated: · CartagenaHomes

A property purchase and an immigration application are separate decisions. Buying a home does not automatically grant permission to live in Colombia. The Ministry of Foreign Affairs evaluates the application and its supporting evidence. Before reserving a property, check whether the ownership structure, registered investment and intended application meet the requirements that apply when you submit it.

This guide focuses on the property route of the M investor visa. It identifies the legal threshold and the documents described in the opened official sources, while preserving the gaps in the research. Use it to prepare questions for an immigration professional, your lawyer and the bank handling the funds. Do not rely on a sales description as a promise of immigration approval.

The threshold is expressed in minimum wages

The property route described in article 79 of Resolution 5477 of 2022 requires at least 350 Colombian monthly legal minimum wages, or SMMLV, at the date of application. The property must be held solely in the foreign applicant’s name. The official rule and the Ministry’s requirements page were consulted on 31 October 2026; the threshold is not a permanently fixed amount in pesos. [1] [2]

This guide does not convert the threshold into pesos. The minimum wage is set again every year, so a peso figure written today can be wrong at the date you apply. Ask the Ministry or your immigration professional for the current minimum wage on that date and multiply it by the number of salaries the rule requires. The legal multiplier itself is documented in the Ministry’s rule. [1]

Recalculate the threshold each January when the minimum wage changes, and verify it again for the application date. A previous reservation price or an estimate in a sales conversation does not freeze the immigration requirement. This guide keeps the calculation in pesos and does not provide a dollar conversion that could obscure the date or exchange rate used.

Sole ownership needs to be checked before signing

The official requirements call for the qualifying property to be in the foreign applicant’s name alone. Do not assume that a purchase jointly with a partner, through a company or under another arrangement satisfies this route. Ask your immigration professional and conveyancing lawyer to review the planned ownership structure before the purchase documents commit you to it. [1] [2]

Keep the commercial objective and the immigration objective visible in the same review. A structure that suits family planning may raise a different question for the visa application. The answer should come from the applicable rule and the individual circumstances, rather than from increasing the purchase budget or describing the property as suitable for investors. Resolve the structure while changes remain practical.

Registration with Banco de la República

The Ministry requires communication evidencing registration of the investment with Banco de la República. The opened bank reference is Circular DCIP-83, chapter 7, in a compendium dated 12 September 2023. It distinguishes investment channelled through the foreign-exchange market from registration without foreign currency through the information system. Because the compendium is older, confirm the current procedure with the bank before sending funds. [1] [3]

Ask the receiving bank or foreign-exchange intermediary how your transaction will be identified and what evidence you will receive. Keep declarations, transfer records and the purchase documents consistent with the investor and the property. Do not copy old deadlines or investment limits from search summaries. The route depends on how the funds enter, and a general guide cannot determine the correct filing for every payment arrangement.

The relevant investment circular is DCIP-83, not a similarly named circular that may appear in search results. The research also flags a questionable decree reference in the older compendium. That is another reason to verify the live procedure rather than treating the archived wording as a complete instruction for a new transaction. [3]

Bank statements, health cover and visa duration

The official requirements include bank statements covering 3 months and health coverage, together with the investment-registration evidence. The M investor visa may be issued for up to 3 years under the rule consulted on 31 October 2026. A maximum duration is not an entitlement to that duration, and the Ministry retains responsibility for evaluating the application. [1] [2]

Prepare documents as a coherent file rather than as isolated attachments. Ask what format, validity, translation or legalisation is required in your case. Confirm that the health coverage meets the requirements for the intended application. Keep a record of what was submitted and seek advice on maintaining compliance after issue. Purchasing the property does not remove the need to manage the immigration process.

The RUT question remains open for signing

The DIAN page explains that non-resident individuals have RUT registration obligations when they have Colombian tax obligations, including declaring Colombian-source income received directly. It describes registration as free. The page consulted on 31 October 2026 does not establish whether a foreign property buyer must have a RUT to sign a deed. That remains an open question for the notary and tax adviser. [4]

Do not turn that gap into either a universal requirement or a universal exemption. Explain your residence, intended use and ownership structure to the professionals handling the closing. Ask for the legal basis of any requested registration and distinguish the requirements to sign from tax obligations that may arise during ownership or letting. Immigration, conveyancing and tax compliance do not all answer the same question.

Coordinate the purchase and the application

Before paying a reservation, list the evidence that will only exist after closing and the conditions that must be verified beforehand. Agree who will obtain each document and how it will be checked. If your ability to use the home depends on immigration permission, consider that risk separately from the quality of the property. A completed purchase cannot force a favourable visa decision.

Keep funds available for closing and ownership costs without assuming a rental income or an immediate immigration outcome. Ask what happens if additional evidence is requested or the application is refused. The useful plan is one you can explain through documents, dates and responsibilities, with unresolved questions made explicit before they affect a contractual commitment.

Questions before deciding

Does buying a qualifying property guarantee the visa?

No. The Ministry evaluates the application. Meeting an investment threshold does not remove the need for the correct ownership structure, registered investment and supporting evidence, nor does it guarantee approval or the maximum duration.

Can I rely on the peso estimate next year?

No. The legal threshold is based on the minimum wage at the application date and changes with the annual wage base. Recalculate it and confirm the applicable requirements before committing to an immigration plan. [1]

Is a RUT always required to sign the deed?

The opened DIAN page does not answer that specific question. Ask the notary and a tax professional to resolve it for your transaction and distinguish signing requirements from tax obligations during ownership. [4]
